801 South Street is a new residential development consisting of two 46-story condominium towers. Building A has 635 units over 582,000 SF of floor area with a mix of studio, one-, and two-bedroom floor plans and Building B has 410 units over 503,000 SF of floor area with a mix of one-, two-, and three-bedroom floor plans. The project also includes two stand-alone parking structures of approximately 216,000 SF each that together accommodate a total of 1,703 vehicles.
BASE worked closely with the client, architect, and contractor from the earliest stages of the project to develop a floor layout that not only could be constructed both quickly and economically, but also allowed for repetitive rebar layouts for ease of construction and inspection.
BASE also performed special inspection and concrete testing services for the two towers and parking structures and also provided design services for the renovation of the historic Honolulu Advertiser building on the same site.
The Science and Design of Structural Engineering
These two towers were the first high rise projects in Honolulu to utilize tunnel forming for the walls. This innovative system pours the tower walls and floor slabs at the same time, allowing the towers to be erected at a very high rate of one floor every four working days. The parking garages utilized post-tensioned beam and floor slabs which allow for a more open floor plan and larger bay spacing in order to accommodate the maximum amount of parking stalls possible. Post-tensioned beams at the perimeter of the parking garages also were designed to serve as outriggers in order to utilize building columns to resist lateral loads.
