This 27-story luxury high-rise apartment of approximately 442,000 GSF includes 297 residential rental units and street-level retail space. Parking is provided in 6 levels of above-grade parking. The residential units are in a mix of studio, one-, and two-bedroom units. The top two floors provide interconnected indoor and outdoor amenities including a rooftop pool with spa.
Other amenities include a 24-hour concierge and barista, custom gym, social library and coworking space.
As the tallest residential tower in Boise, this project was constructed with a single, offset shear wall core located away from the building’s center of mass for architectural efficiency. Early design studies explored an additional shear wall at a stair core; however, the final solution optimized both performance and economy.
Challenging site conditions required deep foundations. For the low-rise podium, BASE collaborated closely with the general contractor to create a deep cantilevered grade beam system supported by the tower’s drilled shafts. This innovative approach minimized the number of required shafts, significantly reducing both cost and construction time.
BASE also designed the tower crane foundation to accommodate a tall initial freestanding height, allowing the crane to operate with only one tie-back instead of the typical two.
