Ulana is a mixed-use development of approximately 968,783 SF and is part of The Howard Hughes Corporation’s 60-acre Ward Village master-planned community in urban Honolulu. The project includes a 584,296 SF, 42-story residential tower and a detached 383,935 SF, 8-story parking structure with commercial space at ground level. The project is designated as reserved housing with all units set aside for residents earning up to 140% of Area Median Income (AMI). Available units are a mix of studio, one-, two-, and three-bedroom units.

The structure utilizes the efficient tunnel-form method of construction to speed the overall completion of the project.

In addition to being structural engineer of record, BASE also provided design assistance for civil work including site and retaining walls, footings for cabanas and pavilions, and a reinforced concrete cantilevered walkway, and building code-required special inspections and material testing services, which allowed for seamless coordination between the design and construction of the primary structure. BASE also provided contractor support services such as design of tower crane foundations and tie backs, man hoist foundation and tie back connections, shoring and reshoring design, and sheet pile design.
