Design of a new 60,000 SF retail building in Harwood Heights for Art Van, including a 40,000 SF showroom, 4,000 SF warehouse, and space for a 10,000 SF future expansion.  The building was constructed of precast sandwich panel perimeter walls; structural steel, steel joist, and joist girder roof; and steel columns on conventional spread footings. The front of the building was framed with structural steel to support a storefront glazing system.

Client Benefits

The Art Van Furniture in Harwood Heights was one of the first new stores on which the owner utilized an external design team and was intended to serve as a prototype store to help streamline and standardize the design process for future stores. Art Van’s reliance on the external design team paid off as this project was completed on time and under budget.

The Science and Design of Structural Engineering

This project utilized a very aggressive design and construction schedule. Design began in earnest in late September of 2016, with the store’s grand opening occurring on Black Friday one year later. To accomplish this schedule, long lead items such as joists and precast panels were pushed forward in the design schedule and released prior to final drawings being completed.

To allow for future expansion, the east façade foundations were designed for a future expansion and ‘leave out’ panels were incorporated into the precast design to facilitate easy expansion with minimal impact to the existing store.
