Consisting of three different neighborhoods, Ocean Pointe is a master tract community development of multi-family buildings and single family homes. Ke Noho Kai, one of the neighborhoods, is a $38,000,000 development that features 314 one- and two-story residential units totaling over 530,000 square feet of space.

The design and construction schedule has maintained pace of 400 units per year while still providing a fresh product mix.

The Science and Design of Structural Engineering

The structural framing was engineered to accommodate multiple floor plans allowing flexibility for owner-requested options. These different unit types provide owners with over 50 unique layouts to choose from. The structures incorporate light gauge steel walls and floors and wood roof truss framing system referred to as a “hybrid” system. The floor system used the Dietrich “Trade Ready” joists system. To facilitate fast economical framing these structures utilized pre-fab wall panels. To speed the framing of the second floor, the floors were framed on the ground and placed on the walls with a small crane.
