Background

This $24 million project consists of four stories over basement, approximately 68,000 SF, 128-unit assisted living center. The upper level residential floor structure will consist of light gauge framing. The lowest level of the project will include more open service, lobby and recreation functions constructed as a partial basement to accommodate the sloping site.

This residence provides quality Independent, Assisted Living, and Memory Care services. Medication management services are available and delivered by a trained and professional staff.

The Science and Design of Structural Engineering

BASE’s experience in podium style residential over parking construction was adapted for the unique requirements of this assisted living facility. The structure is configured over a basement to optimize parking and contains three upper all residential floors over an open ground floor with activity rooms, dining and administrative spaces.

Client Benefits

Finding a cost-effective approach to framing a building with uses that vary from floor to floor is always difficult. BASE collaborated with the developer, architect and contractor to develop a wood-framed approach to the residential floors that decreased framing costs and increased the speed of construction.
