Background

The Plaza at Punchbowl is a $15 million multi-story residential development that includes 94,000 SF of space in a seven-story post-tensioned concrete structure with one level of below grade parking. This HUD financed project required extensive value engineering to bring the project in on budget.

Client Benefits

BASE was able to optimize the column layout of the structure to help reduce the overall construction budget by $3 million. The elimination of drop panels helped to speed construction as well.

The Science and Design of Structural Engineering

The initial structural design was found too expensive to construct based on the project’s pro-forma. BASE was retained to explore alternate structural solutions to help meet the project’s budget. BASE worked with the architect to create a more efficient column layout, reducing slab thickness requirements by 15%. The final design was a concrete post-tensioned flat plate that also incorporated shear studs in lieu of drop panels to further reduce costs by simplifying the formwork.
