A new three-story, 30,000 SF building with 3,344 SF of roof lanai, of which the first and second levels will be retail shops. The third level will consist of restaurants.
As the building was nearing completion, a national retailer expressed interest in leasing space in the building to create a flagship store. The lease, however, was dependent on the ability to modify the structure significantly for the tenant’s preferred layout. BASE’s flexibility in the original design concept along with its team of skilled engineers were able to “fashion” a renovation plan that could accommodate the desired changes in a short period to help the owner land this major tenant.
The Science and Design of Structural Engineering
Our experience in retail projects facilitated a steel framing system that could be readily modified for changes in tenant/leasing requirements. Also, our familiarity in modifying existing concrete structures enabled the client to adapt the existing adjacent building so the two buildings would function as if they were built at the same time. During the design process, our use of Building Information Modeling (BIM) simplified the coordination between BASE and the architect.
